Contract Summary

The site is located within the University of Oxford, at the prestigious Old Campus

Road. The new amenities building was constructed to expand the Oxford Biotech laboratory space and assist with entrepreneurial support for high growth startups.

A challenging site that faced a high-water table throughout the basement construction phase.

Realtime summary of work scope:

  • Construction a single storey basement and substructure package.
  • Five storey structural steel superstructure to provide a mixed-use office and car parking space.
  • Enabling works – Installation of access roads, welfare setup, pile mat, site welfare.
  • Realtime provided piling attendance.
  • Installation of waterproofing capping beam and bulk excavation to basement – 18,000m3 of earth removed.
  • Reinforced concrete basement box consisting of 600mm thick basement slab, pile caps, beams, and liner wall to the piled basement.
  • Basement waterproofing installed to a Grade 3 specification combining a Type A & B system to BS 8103:2020.
  • Substructure drainage under the basement slab.
  • De-watering system installed to manage the high water table levels. This de-watering was carried out through the whole construction process.
  • Structural steel frame and concrete to metal decking.
  • External works package consisting of paving, granite kerbs, resin bound gravel, site furniture, surface water drainage and all services ducts.
